Mechanical System Details
-
Completed full mechanical demolition and retrofit, including removal of existing RTUs, exhaust systems, ductwork, plumbing, and associated services.
-
Supplied and installed (4) dual-fuel rooftop units and (4) energy recovery ventilators (ERVs) with latent heat recovery to reduce ventilation loads while maintaining indoor air quality.
-
Implemented a balanced ventilation strategy with zoned duct distribution and motorized dampers, designed to meet ASHRAE 62.1 requirements for healthcare- adjacent applications.
-
Executed a value engineering initiative to replace the specified DDC system with a standalone controls package, providing targeted control for leak detection, occupant comfort, and ventilation performance.
-
Completed air balancing and commissioning, verifying airflow, pressurization, and overall system performance.

End result was a full mechanical upgrade delivered under tight budget and schedule constraints, leveraging value engineering to reduce costs while maintaining performance and compliance. Strong coordination ensured the project remained on or ahead of schedule, resulting in an efficient, high-performing system.
